The cheapest way to avoid a large mistake

A camera inspection is a small job that regularly saves people thousands, in two situations.

Before you buy an older house. If you are in escrow on anything built before about 1980 in Freedom, Watsonville or Corralitos, the sewer lateral is worth scoping. A failing clay line is a five-figure problem and it is completely invisible during a standard home inspection. Finding it before closing turns it into a negotiation instead of a surprise.

Before you agree to a repair. If someone has quoted you a sewer replacement and has not put a camera down the line, you have no way to judge whether the number is right. Sometimes the line genuinely needs replacing. Sometimes one joint has failed and a spot repair fixes it for a fraction. You cannot tell from the surface, and neither can anyone else.

What it involves

I feed a camera on a push cable in through a cleanout and run the length of the line to the main. You watch the monitor with me — this is not a report you get in the post, it is you looking at your own pipe while I explain what you are seeing.

I am looking for:

  • Roots at joints, and how far in they have got
  • Bellies — low sections holding standing water, which show as the camera goes underwater
  • Offset joints where sections have shifted apart
  • Cracks, breaks and collapse
  • Scale and buildup narrowing the pipe, common in old cast iron
  • What the pipe is made of — clay, cast iron, Orangeburg, ABS — which tells you a lot about what to expect from it

I can also locate depth and position from the surface, so if something does need digging, you know where before anyone starts.

Reading the result honestly

Not every imperfection is a problem. Old pipe looks old. A little scale in a sixty-year-old cast iron line is normal and does not mean you need to do anything.

I would rather tell you your line has twenty years left in it than sell you a replacement you do not need. That is most of why my work comes from word of mouth — people send me to their neighbours because I told them not to spend money once.

When to get one

  • Buying an older home, before the contingency period closes
  • A main line that has backed up more than once
  • Before any sewer quote you are being asked to sign
  • After a big root removal, to see what the pipe looks like underneath
  • Multiple slow fixtures on the lowest level of the house
