The most expensive plumbing decision most homeowners make

A sewer lateral replacement is a real number. It is also a job where people get badly overcharged, because it happens underground, it happens once, and almost nobody has a second opinion to compare against.

So I do it in a specific order: camera first, then a price. I want to see the pipe before I quote it, and I want you to see it too. If a spot repair at one joint will solve your problem, I will tell you that, and it will cost a fraction of a full replacement.

What fails around here, and why

The Pajaro Valley has heavy clay-bearing soil and a housing stock that is mostly pre-1980. That combination produces two failure modes I see constantly.

Root intrusion into clay laterals. Vitrified clay pipe was standard here for decades. It comes in short sections, so there is a joint every few feet, and every joint is an opening once the mortar or the gasket gives up. Roots do not break into a sound pipe — they find a joint that is already weeping and follow the water in. Then they keep growing inside the line.

Bellied and offset lines. Clay soil moves with the seasons — it swells when the winter rain comes and shrinks through a dry summer. Over thirty or forty years that movement pulls joints apart and settles sections of pipe into low spots that hold water. A bellied line never fully clears, no matter how often it is cabled.

Cast iron shows up too, mostly in the interior drain lines of older homes. It fails from the inside out — the bottom of the pipe scales and corrodes away while the top still looks fine from a cleanout.

Signs it is the line and not the fixture

• The same main line backs up every few months no matter how well it was cleared
• More than one fixture is slow at the same time, especially the lowest ones
• A toilet gurgles when the washing machine drains
• Sewage smell in the yard, or a strip of grass that is greener and wetter than the rest of it
• A patch of the lawn or driveway that has started to sink

How the repair actually goes

Spot repair — where the line is sound apart from one failed joint or a crushed section, I dig one hole, cut out the bad piece, and put in new ABS with proper couplings. One day, one hole, and it is the right answer more often than people expect.

Full replacement — where the line is failing along its length, has multiple bellies, or is old enough that fixing one joint just moves the problem to the next one, the lateral gets replaced end to end.

Trenchless — worth asking about where the run is long, or where it goes under a driveway or mature landscaping you would rather not lose. It is not the right answer everywhere and it is not always cheaper, but when it fits, it fits well.

Either way you get a camera run afterward, so you can see the finished line rather than take my word for it.

Before you buy a house here

If you are in escrow on an older home anywhere in Freedom, Watsonville or Corralitos, get the lateral scoped. A camera inspection costs very little against the price of the house, and finding a collapsed lateral before closing is the difference between a negotiation and a surprise.
