Ten minutes away, and I know the housing stock

I am based just up the road in Freedom, so Watsonville is effectively my own neighbourhood. I have been working on houses here since 1997.

Watsonville is older and denser than Freedom, and it fails differently. Where Freedom is mid-century ranch, downtown Watsonville is late-Victorian and craftsman — some of it a hundred and twenty years old, and most of it plumbed and re-plumbed in stages by different people over the course of a century.

What I run into in Watsonville houses

Cast iron drain and vent stacks. The older homes around downtown and up the Westside still have their original cast iron. It fails from the inside out — the bottom of the horizontal runs scales and corrodes away while the pipe still looks sound from the outside. You get slow drains everywhere at once, then a leak that appears in a wall or a ceiling with no warning.

A century of partial repairs. Very few of these houses were ever repiped in one go. What you actually find is galvanized meeting copper meeting ABS, sometimes all within a few feet, and joined with whatever was to hand at the time. Where galvanized meets copper without a dielectric union, the joint corrodes itself apart. Half of what I do downtown is sorting out somebody’s shortcut from 1985.

Storm drain backup in the low ground. Properties near the Pajaro River and on the flats sit low, and in a heavy winter the storm system backs up into floor drains and lower fixtures. If that happens to you every winter, it is worth looking at whether a backwater valve makes sense rather than mopping up each January.

Shared lines in converted units. A lot of the larger old houses have been split into flats, and the drain lines were rarely upsized to match. One line that was fine for a single family gets used by three, and it clogs on schedule.

Multi-unit and rental work. I do a fair amount for landlords here. If you own rental property in Watsonville and you want someone who will diagnose it honestly rather than replace whatever is easiest to invoice, call me.

Buying an older place downtown?

Get the sewer lateral scoped before the contingency period closes. A hundred-year-old house on a clay lateral under a row of mature street trees is exactly the situation where a camera inspection pays for itself many times over.
